    What is tenant placement, and what does it cost?

    Tenant placement is a one-time service that takes a vacant home to a screened tenant with a signed tenancy agreement, and our fee is half of the first month's rent. There is no monthly charge. Once the tenant has moved in, you collect the rent and run the tenancy yourself.

    If you would rather hand over the whole job, full long-term management is 8% of collected rent. For context, published rate cards from Vancouver residential property managers (2025–26) put unfurnished management at roughly 8–12% of collected rent.

    What exactly do you do to find the tenant?

    Five things, in this order: price the home, photograph and write the listing, advertise it on five channels, answer every inquiry, and show it in person. You get a short weekly note on inquiries and showings.

      We see the home, then set a rent range from our market table and the live listings yours will sit beside. You get it in writing.

    2. 02Photos and listing copy

      Bright, level photos of every room, and copy that answers what renters ask first: rent, date available, pets, parking, utilities and lease length.

    3. 03Advertise on five channels at once

      MLS, our own website, social media, online rental marketplaces including Facebook Marketplace, and direct inquiries from David's network. On Facebook Marketplace David holds 27 ratings and the "Highly rated" badge, as of September 2026.

    4. 04Answer every inquiry

      Everyone is asked the same questions before a showing is booked: move-in date, who will live there, pets, and whether the rent fits their income.

    5. 05Show it in person

      Showings are done in person, and you hear what people said about the price.

    How do you screen applicants?

    Every adult applicant is checked on the same four things: income and employment, credit, prior landlord references and identity. The checks run in the same order for everyone, and you choose the tenant from a written summary.

    Income and employment

    Pay stubs or an employment letter, confirmed with the employer. Self-employed applicants provide notices of assessment and bank statements.

    Credit check, with consent

    Run only with the applicant's written consent. We read the payment history and collections, not only the score.

    Prior landlord references

    The current landlord and the one before, called directly. The earlier one has no reason to be generous.

    Identity

    Government photo ID seen in person and matched to the name on the application.

    BC Human Rights Code

    What a landlord may not screen on

    • Race, colour, ancestry, place of origin or Indigenous identity
    • Religion
    • Marital or family status, which includes having children
    • Physical or mental disability
    • Sex, sexual orientation, gender identity or expression
    • Age, with limited exceptions such as 55-plus buildings
    • Lawful source of income, such as income assistance or a pension

    Summary of the tenancy protections in the BC Human Rights Code as described by the BC Human Rights Tribunal. Exceptions are narrow. Ask a lawyer before relying on one.

    So an owner can decline an applicant whose verified income does not support the rent, and cannot decline one because that income is a pension or because the household has children. The full method is in how to screen a tenant in BC.

    What paperwork do you complete?

    Five documents: the tenancy agreement on form RTB-1, the security deposit record, the pet damage deposit record, the move-in condition inspection report and, in a strata, Form K. You receive the whole file, signed, on move-in day. This is general information, not legal advice.

    How long does it take to rent a home in Vancouver?

    It depends on price, condition and season, so we do not quote a number of days. We plan for about 30 days from walkthrough to move-in. A correctly priced, clean home listed three to four weeks before it is available usually has applications before it is empty. Three things decide the speed, and the owner controls the first.

    The biggest factor. A home priced above its range sits, and every empty week costs about a quarter of a month's rent.

    Photos

    Renters decide whether to book a showing from the first image.

    Response time

    Good applicants look at several homes in the same week. The owner who replies the same day gets the showing.

    Placement only, or placement plus management?

    Choose placement only if you live nearby, know the Residential Tenancy Act and want to run the tenancy yourself. Add management if you are away, busy, or would rather not be the person the tenant calls. Plenty of owners self-manage well once the right tenant is in.

    What do you need from me to start?

    Six things, most of which fit in one email: the address and date, confirmation you can sign, the strata documents, your terms, access, and a list of known repairs.
