    Why most realtors don't measure (and why you should)

    The two reasons most realtors don't analyze their Instagram performance: (1) Instagram Insights is buried inside the app and the interface is unintuitive, and (2) there's no clear playbook for what to do with the data once you have it. Both are solvable in under an hour a month.

    The cost of not measuring: you keep posting content that doesn't perform, your hashtag library calcifies, and you waste 10+ hours a month creating content that reaches the same 200 followers over and over. The cost of measuring: 30 minutes once a month, plus the discipline to actually change something based on what you find.

    Instagram surfaces dozens of metrics. Six of them tell you everything you need to know for real estate; the rest are noise.

    The 30-minute monthly review SOP

    Block 30 minutes on the 1st of each month. Same time, same coffee, same checklist. Consistency is the only thing that turns analytics into improvement.

    Open Insights, set time range to 'Last 30 days' (3 min)

    Get the high-level view: total reach, new followers, profile visits. Note baseline numbers in your tracking sheet.

    Identify your top 3 posts by saves (5 min)

    Filter individual posts by saves descending. These are your content-pattern wins for the month — what's the common thread? Format, topic, time of day, hashtag set?

    Identify your bottom 3 posts by reach (5 min)

    What did NOT work? Same analysis — was it the topic, the format, the hashtag set, the timing? Don't keep doing what bottom-performed.

    Check 'Reach from Hashtags' on top performers (5 min)

    Open the top 3 posts individually. What % of impressions came from hashtags vs followers? If hashtags are pulling >40% of reach, the tag set is working.

    Compare audience location vs target metro (3 min)

    If your target is Greater Vancouver and audience top-location is Toronto or US cities, your local hashtag mix needs adjustment.

    Update your hashtag library (5 min)

    Promote winners (tags from top-3 posts), demote losers (tags from bottom-3), test 2-3 new niche tags. Rotate ~20% of the library each month.

    Decide next month's content theme (4 min)

    Based on what worked: pick 1 content theme to lean into for the next 30 days. Examples: 'neighbourhood walkthrough reels,' 'pre-listing reveal carousels,' 'buyer-education Q&A.'

    Track in a simple spreadsheet

    Don't over-engineer the tracking. A simple Google Sheet with monthly columns (date, total reach, new followers, top post topic, top post saves, hashtag refresh notes) compounds dramatically over a year. Patterns emerge that no individual month would reveal.

    Hashtag rotation methodology

    Static hashtag lists decay. Tags that worked in January don't work in March because audiences shift, competitor activity changes, and Instagram occasionally restricts or shadow-bans tags. The rotation methodology:

    The 80/20 stable + experiment split

    ~80% of your hashtag library is stable — anchor tags that consistently pull (your local market tags, your branded tags, evergreen luxury-real-estate tags). ~20% is experimental — new tags you're testing for performance. After one month of data, promote experiments that performed and replace those that didn't.

    Check banned/restricted tags monthly

    Some real estate-adjacent hashtags get periodically restricted by Instagram. Search any tag in the Instagram app — if the tag page shows 'Recent posts on [tag] are currently hidden because the community has reported some content...', remove it from your library until the restriction lifts.

    Compliance reminders for analytics workflows
